You do need income to qualify.  You may use your parents as a co-borrower if your income is insufficient but you will still need to verify that you can handle about 3/4 of the payment on your own.

Due to the difficulties of qualifying, if you CAN get a mortgage, there is no time like right now to purchase real estate.  Properties values have been devalued, interest rates are near all-time lows and there are millions of desperate sellers out there.  

If you do have income, speak with a good mortgage broker or lender to see what you qualify for.  Then go out and buy something... in 5 - 10 years you will be thanking your lucky stars that you did.</description>
